Payment Policy: All rate are quoted in US DOLLARS We accept MC, VISA, DISCOVER and AMEX via PAYPAL **Checks/Money Orders are preferred The holding deposit ($550) is due with submission of the signed and notarized lease confirmation, along with an advance payment of 50% Rental Rate. Balance of any rent, taxes and cleaning fees are due 30 days in advance of arrival date. All payments should be made in US Dollars in the form of traveler’s check, bank money orders, cashier checks, personal checks to Asheville Acquisitions, LLC, or payments can be made via our Paypal account. The advance payment is NOT a security (or damage) deposit.

 
Cancellation Policy: WEEKLY CANCELLATIONS – If the tenant cancels his/her reservation 60 days before arrival, deposit shall be refunded (less a $100 cancellation fee) ONLY if the premises are re-rented by OWNER for original reservation period. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warranty any return of rent or deposit. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one-hundred twenty (120) days prior to arrival date to property and a refund (less a $100 cancellation fee) will be submitted to tenant ONLY if we are able to re-rent property for original rental period.

 
Rules: THIS IS A NON-SMOKING UNIT. Deposit will forfeited in the amount of damages, rental time lost and any cost incurred due to deodorization of home. NO EXCEPTIONS. PETS – are allowed in or on the premises. We will not rent to vacationing students/persons under the age of 25 years of age. Person on this agreement must occupy this property the full term of the contract. *Signature on lease must be notarized by an official notary public (at most banks) to verify identity. SECURITY DEPOSIT- A security deposit for any extra-cleaning and/or damage of $275 USD is required and is refundable provided the following provisions are met. a. No damage is done to unit or its contents beyond normal wear. b. No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay. c. All debris, rubbish, and discards are placed in the dumpster, and cleaned. d. All the keys are left on the kitchen counter and unit is left locked. e. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged. g. No early check-in or late check-out. h. The renter is not evicted by the owner (or representative of the owner) or the local law enforcement. MAXIMUM OCCUPANCY – The maximum number of guests for this home is limited to ten (10). An additional charge of $175 per week per person will be assessed. INCLUSIVE FEES – Rates include linen use and utilities unless noted NO DAILY MAID SERVICE – While linens and bath towels are provided in the unit, daily maid service is NOT included in the rental rate. PROPERTY USES – This property shall not be used for functions such as weddings, wedding receptions, family reunions or any other gatherings involving more than fifteen (15) guests including occupants of residence unless written consent and additional fees are paid to the owner & paid in advance.
