Payment Policy: To reserve your dates at any of the available properties, we require a deposit of 50% of the total rent. Payments may be secured by providing a check, money order, Visa or MasterCard. Please note that dates cannot be guaranteed until your deposit is received. The remaining balance due (remaining rent, tax, any fees, and security deposit) will be due 15 days prior to your arrival date. Our calendars are filling up fast, so please contact me so we can reserve the dates you want.

Cancellation Policy: Should either party wish to cancel this reservation for any reason, notice of cancellation must be in writing or via e-mail and received more than 60 days prior to Lessee’s check-in date. If Lessee’s cancellation notice is received more than 60 days in advance of arrival date, Lessor will refund all of the reservation deposit (minus a 10% credit card handling fee if a credit card was used to secure payment). If Lessee’s cancellation notice is received less than 60 days in advance of arrival date and The Property is re-rented at the same rate to another party, Lessor will refund all of the reservation deposit except a $300 cancellation fee. If The Property is not re-rented, Lessor will retain the entire reservation deposit. Lessee is assured that Lessor will make every possible effort to re-rent The Property through a variety of advertising and networking. If Lessor is required to cancel this reservation, notice of cancellation will be received by Lessee more than 60 days prior to Lessee’s check-in date. Lessor will refund all funds received from Lessee within three (3) business days of notice of cancellation.

Rules: SMOKING: Smoking of ANY kind is not allowed inside The Property. Please smoke outside only. There will be a $100 charge if smoking has been done in the home or if the ashes, etc. are put into inside garbage can(s). Please use the provided ashtrays and put all smoking paraphernalia directly into the curbside garbage cans outside. PETS: Pets of any kind are NOT Allowed. No animals of any kind are allowed in house or on surrounding property; this includes “visiting” or “stray” animals. If this rule is broken, Lessee’s security deposit will be used to resolve the odor and/or flea problems and for any costs incurred to relocate guests checking in after Lessee’s departure. OCCUPANCY: If Lessee wishes to entertain or have more than four guests on The Property, Lessee’s request must be received by Lessor in writing no less than five (5) days prior to the day of Lessee’s event. Lessor will need to know the number of people Lessee plans to have on The Property, how Lessee will accommodate everyone (inside, outside or both), if there will be amplified music, etc. Under no circumstances will Lessee will be permitted to remove any of the furniture from the house. At Lessor’s discretion, an additional security deposit and/or usage fee may be necessary for large gatherings or events. Lessor retains the right to deny any requests for additional guests/events without specific reason.
