Payment Policy: All rates in US Dollars.

March - June & October take 25% discount.

$300.00/night weekends (fri/sat) 2 night minimum.

$275.00/night weekdays.

$50 Non-refundable processing fee.

$125 Non-refundable cleaning fee.

$500 Refundable security deposit.

PAYMENT: We accept Paypal, Certified Funds, and checks as long as they are received by Tom & Pat Comendant 45 days prior to arrival. Please make checks payable to Tom & Pat Comendant. There will be a $75.00 charge for returned checks. All prices quoted are subject to change. Payment is required at the time of booking this reservation, unless other arrangements have been made with Owners.

Cancellation Policy: CANCELLATION: A minimum of $50.00 will be charged for cancellation. If you cancel less than 60 days before your arrival date, you will be charged $250. Cancellation less than 30 days before your arrival date, will forfeit your full rental amount. Rent will not be returned if you arrive a day late or leave a day early from your scheduled departure. Tom & Pat Comendant have the right to cancel any reservation if the property is no longer available for rent due to any unsafe condition. We will do the best we can to describe the cabin to you over the phone, as well as direct you to our websites to see interior and exterior pictures of our cabin. However, we will not be held responsible for any misconceptions you may have regarding our cabin. Rules: SIGNED CONFIRMATION REQUIRED: The Owners must receive signed confirmation within 7 days of booking or reservation is subject to cancellation, unless Owners agree upon other arrangements. CLEANING FEE: A non-refundable cleaning fee of $125.00 is charged for cleaning after Guest departs. This is separate from the security deposit, and rental amounts. Please throw away any left over food and wipe out refrigerator. Please make sure that all the dishes in the dishwasher or dishes left in the sink are clean and put away. There will be a $25.00 fee for any dirty dishes left in the sink, dishwasher, or not put away in the cupboards. PETS: Pets are not allowed. This is flea country and pets leave behind generations of biting fleas. If a pet is found on rental property, all guests and pet(s) will be required to vacate the premises immediately and guest will forfeit entire rent and deposit. NO SMOKING: Costs to remedy smoke odor or damage are charged to the guest. TELEPHONES: This cabin is equipped with two telephones; it is for local and emergency use only. PARKING: There is parking for 5 cars or 2 cars and truck with trailer during the summer. Winter parking for 3 cars (snow amounts are variable and unpredictable). Snow removal is provided WHAT NOT TO BRING: Firewood. (Pellets for stove are provided). Pillows, blankets, most cooking supplies and utensils are provided. SAFETY: Insure your safety by wearing proper equipment and keeping snow and ice clear of walkway and driveway. Please supervise children. The risk of personal injury exists for young and old. The Owners are not responsible for personal injury or damage to property while occupying our cabin. Guests hold Tom & Pat Comendant and their employees, harmless and free of liability for injuries or damage that may occur during Guests stay.
