Payment Policy: HOLIDAY SURCHARGE applies for Easter, 4th of July, Thanksgiving, and Christmas weeks. Please add 25% DEPOSITS: $500.00 Performance/Damage deposit required for all rentals. This initial payment serves as your deposit and is required to secure your reservation. This deposit is payable by either Visa or MasterCard. The amount of deposit will be deducted from the final payment, and the card number will be retained to compensate the landlord for any excessive cleaning charges or damages. Some units require a higher performance/ damage deposit. Forfeited deposits will not exceed the total cost of rental. No refunds will be made due to inclement weather, no-shows or early departure. Credit cards are accepted for deposits ONLY; we do not accept credit cards for rent. TRAVEL INSURANCE: Travel insurance is offered through CSA Travel Protection for United States, Canadian and United Kingdom residents only. RENTAL PAYMENTS: Final rental payments are due in full, one month prior to occupancy. In the event of cancellation, the entire rental amount owed will be charged to your credit card. Refunds must be obtained from CSA Travel Insurance Plan and are subject to their policies and conditions. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. We cannot disperse unit keys until all rental payments are made in full. RESERVATION FEE: Each reservation requires a $30.00 non-refundable reservation fee. TAX: Rentals of less than six months are subject to Florida State Sales Tax of 11.5%.

Cancellation Policy: PERFORMANCE/DAMAGE DEPOSITS ARE NON-REFUNDABLE IN THE EVENT OF CANCELLATION

Rules: LIABILITY: Tenant agrees to hold Landlord harmless from all liabilities and all costs of defense, including attorney's fees arising out of tenant's use or possession of the leased property, and all claims, damages and liability incurred by licensees, invitees, family, friends or business affiliates of Tenant. OCCUPANCY: This unit has a maximum capacity of 6 which you were informed of when making your reservation. Overcrowding of units may result in the immediate eviction and loss of deposit and rent. Large gatherings are not permitted on the premises without prior written approval PETS: $150.00 non-refundable pet fee per pet. Any unauthorized pets will result in the forfeit of the performance/damage deposit. Unfortunately, we cannot allow any pets over 25 pounds. SMOKING: Please smoke outdoors and responsibly discard all smoking debris. LOCKED CLOSETS/GARAGES: Some owners leave personal items locked in closets or garages. These areas are NOT included in the rental.
