Payment Policy: Personal check, Visa or MasterCard. International cards require a 2% charge due to increased fees by the card company. If you are booking greater than 30 days from your scheduled arrival we require 50% of the rent due The security deposit is held by credit card. The balance, including any taxes, is due by 30 days prior to arrival. For reservations made within the 30 day window we require payment in full at the time of booking. Once we have received the required payment and the signed lease agreement your booking is confirmed. We have Snowbird Specials but the site does not support description. During Winter Months contact us to negatiate multi-week rates.

Cancellation Policy: Contact us by telephone as soon as possible in the event you must cancel or change dates. Once your reservation is confirmed, any cancellation or date changes will be subject to our cancellation policies. If you cancel greater than 14 days prior to your scheduled arrival, we will refund your advance rental payment, minus any fees we may incur (this is not common), and a $75.00 cancellation fee. If you cancel within 14 days of your scheduled arrival you will be refunded 50% of your rental amount, and a $75.00 cancellation fee. SORRY, NO REFUNDS FOR EARLY DEPARTURES.

Rules: This home is absolutely NON SMOKING anywhere on the property. Violation will result in immediate eviction with loss of all security deposit and all remaining rent. We have no cleaning fee if the home is left in decent condition with the kitchen items cleaned and stored in their proper place. HURRICANE OR STORM POLICY - No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning" area and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
