Payment Policy: All Rates in US Dollars.A Rental Retainer in the amount of $1000.00 per month of rental term is due within 10 days of booking this property. From that $1000.00 I will pay the $300.00 Country Club Membership transfer fee and the $100.00 application fee. I will send out the application form to be filled out by you. The remainder becomes your security deposit and the final cleaning cost will be deducted before returning the remainder to you. As usual, if there is any damage over and above usual and customary wear and tear to the unit or inventory the repair/replacement will also be deducted from the security deposit. For properties being rented for more than one month I will arrange for a cleaning person to come in at the end of the first month and that cost will also be deducted from the security deposit. Payment Policy: Rental Retainer Due 10 days after Booking:$1000.00 per month 90 days prior to Arrival: 50% of total rent + taxes 60 days prior to Arrival: 50% of total rent + taxes

Cancellation Policy: If you find that you have to cancel after your Rental Retainer has been paid but prior to your first Rental payment,a cancellation fee of $300.00 will be deducted from your retainer before returning the remainder to you. This charge is necessary because I will have taken the property off of the rental market and must find another renter at a late date. If it becomes necessary to cancel a reservation after your first payment (90 days prior to arrival) then a parallel tenant, to be acceptable by me, must be secured before the rental payment may be returned and lease obligations may be cancelled. Otherwise, that part of the total rental fee will be forfeited. Should you find that you have to cancel after paying the final rent payment(60 days prior to arrival) then a discussion of other arrangements will be necessary. This might be that you will use that towards a later vacation date.

Rules: Rates are subject to change without notice. ABSOLUTELY NO PETS ARE ALLOWED. ABSOLUTELY NO SMOKING, EVEN ON THE LANAI. Rules breakers will be subject to losing their rental deposit. A maximum of 4-6 overnight occupants, including yourselves. A copy of the Country Club regulations will be available at the unit. The pool rules are posted and are strictly enforced. You will have wonderful neighbors and it is important to respect their peace and quiet use of The Sound.
