Rules:
RENTAL TERMS AND CONDITIONS
Occupant agrees in consideration of the use and occupancy of the premises, as follows:
1. To use said premises as a residence ONLY. No more than 6 people can occupy the premises.
2. Smoking is prohibited within the condo unit.
3. No Pets are allowed on the premises.
4. It is understood and agreed that the owner or it’s designated agent shall have the right to enter and inspect the premises at all reasonable times to insure maintenance an safety of the premises and to show the condominium to prospective tenant(s) or buyer(s), by appointment which shall not be unreasonably withheld by occupant.
5. Tenant accepts sole responsibility for any and all damage, loss or destruction during the occupancy period. Tenant further agrees that any cost of legal fees incurred by owner as a result of damage, loss, or destruction caused by tenant or any of the occupants during the rental period shall be recoverable.
6. One reserved parking spot, # 507, will be available for tenants use during the rental period. Tenant shall check in with on-site management / maintenance manager upon arrival date to secure a parking permit.
7. Tenant agrees to abide by Madeira Norte Condominium Occupancy rules, posted on the interior of condo unit and throughout the premises. Tenant shall insure the quiet enjoyment of all neighboring occupants in the Madeira Norte complex which shall be determined solely by management or owner. Failure to do so can result in immediate expulsion from the premises without refund of monies paid.
8. Tenant agrees not to enter the premises prior to check-in time of 3:00 p.m. on the scheduled date of arrival, without consent of owner. Tenant further agrees to vacate the premises by no later than check-out time of 11:00 a.m. on the scheduled date of departure.
9. Lesser shall provide utilities, Furnishings, kitchen appliances and utensils, Laundry appliances and linens.
