POLICIES :

	Payment Policy: Rates are quoted in US Dollar. A deposit of 50% of rental amount will secure your booking. Full payment is due 30 days prior to arrival. Accepted forms of payment: personal checks, money orders, traveler’s checks and wire transfers. In instances of long term advance booking, other payment arrangements will be consideredd and agreed upon. A security deposit of $500 and a departure cleaning charge of $125 will apply. PETS considered - please contact us to discuss conditions.
	Cancellation Policy: For cancellations more than 120 days prior to arrival, there is a fee of $50. For cancellation less than 90 days prior to arrival and more than 60 days prior to arrival there is a fee of one (1) nights rent. There are no refunds for cancellations less than 30 days prior to arrival. Travel insurance is advised.
	Rules: All rental confirmations are subject to approval of the Briarwood Property Owners Association (BPOA), and payment of the $100 application fee implemented by the BPOA. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult at least 35 years of age, guardian or parent.
