Payment Policy: All Rates in British Pounds.THE DEPOSIT - Is a Refundable security deposit of £ IOO which is added to your Rental Total and must accompany your completed Booking Form. A verbal Booking is a Binding Contract and receipt of the Deposit confirms the Booking Period as listed on the Booking Form agreed between the Renter and the Owner.... This is to cover breakages, long distance telephone calls or damage or loss to the contents or building or excessive cleaning costs. The deposit will be banked upon receipt. A Refund will be made less any deductions necessary, (within four to six weeks of return date). Subject to a satisfactory report from the Management Company in Florida. If after refunding your deposit we find you have occurred Additional costs to us, we will pursue collection of these through the Courts if necessary. RESERVATIONS A reservation is only accepted once we receive the completed booking form. And deposit Cheque. The full balance is payable no later than eight weeks prior to the arrival date. Bookings within eight weeks of arrival require's the Booking form and cleared funds to reach us before we release the entry codes.

Cancellation Policy: CANCELLATIONS If the balance remains unpaid Six weeks prior to the departure date, we reserve the right to cancel the booking and forfeit of All Monies inc the Deposit will occur.If full payment has not been received we reserve the right to pursue the Renter through the Courts for the full amount plus expences. If the client cancels and confirms in writing at least 12 weeks prior to departure all payments will be refunded...If the client cancels within 12 - 8 weeks prior to the arrival date, 50% of all payments will be forfeited. @ 8-6 weeks 75%. Is forfeited. @ 6 weeks or less the full payment and Deposit is forfeited. If we can re-let, we will only charge an administration fee of £100 and refund all other Monies Paid. UNAVOIDABLE CHANGES In the unlikely event that it becomes necessary for you to change your booking, where possible we will accommodate you. (Other than minor changes- delayed arrival / early departure etc,) providing we are able to re-let, we will, within the time frame specified in Item 4 make a refund, but you must notify us and confirm in writing. Should the changes be more substantial, we will, where possible make alternative arrangements. Should the changes be unacceptable to you, once your written instructions have been received, a full or partial refund of all monies paid will be made. EVENTS BEYOND OUR CONTROL (Force Majeure) No responsibility or liability is accepted in respect of loss or damage or alterations caused by force majeure events i.e. flight delays or cancellations, weather conditions, fire, flood, terrorist activity, outbreak of war or industrial dispute etc.

Rules: BOOKING FORM The signing of a booking form by the client confirms acceptance of our terms and conditions. If for any reason a booking form is not completed (for example -a last minute booking) the same terms and conditions shall apply. Each booking will be confirmed in writing by us as soon as possible. RENTAL AGREEMENT The rental agreement includes exclusive use of the Villa for a short term rental for the Named Renter and his or her family and friends as notified to us on the Booking Form from 3pm on the day of arrival, until 12 noon on the day of departure and includes all electricity, gas, waste collection and basic Cable TV charges. INSURANCE. NEVER, TRAVEL WITHOUT INSURANCE We will not accept any booking as valid without the clients Insurance details being made available to us prior to their departure. We do not accept any liability for any loss whether by accident, illness, or ,death or for any loss what so ever that occurs on our premises during the rental period It is in the clients interest to ensure that all party members have adequate travel and medical cover BROCHURE The brochure is a guide to the quality and description of the property. We reserve the right to make modifications which are shown to be necessary in the light of operating experiences. In the event that unintentional errors, mistakes or omissions occur, we cannot accept liability for these details. PRICE GUARANTEE The prices quoted are subject to change without notice. However, if you pay for your holiday in full at the time of booking, there will be no increase in price or surcharges. If you pay the balance of your booking at least eight weeks prior to arrival, we will confirm Booking at the agreed price at the time of payment which will be guaranteed. Pets are not allowed on the Premises under any circumstances.If this clause is violated the Agreement will be terminated with immediate effect,forfieting all deposits and accommodation charges, and eviction will occur.
