	Payment Policy: All Rates in US Dollars. Contact us for Christmas/Winter Sale rates. High Season Rates = $165/night (1 week minimum); $145 (2 weeks); $125 (4 weeks). Low Season Rates (May-June & Sept-Oct)= $145 (1 week); $125 (2 weeks); $105(4 weeks). Winter Holiday Rates from December 15 to January 05 available upon request. No short-stay (less than 7 days) rentals. Last minute discounts may be available upon request.
	Cancellation Policy: For cancellations more than 90 days prior to arrival, there is a fee of $50.00. For cancellations less than 90 days prior to arrival and more than 31 days prior to arrival there is a fee of one night rent. There are no refunds for cancellations less than 30 days prior to arrival. Travel Insurance is advised.
	Rules: Rates are subject to change without notice. House rules are prominently displayed in each villa and are strictly enforced, especially the quiet time from 10:00 pm to 9:00 am, no pets, and no smoking. Pool and common area rules are also included in the house rules and posted near the pool and clubhouse.
