Luxury Spacious 4 Bedroom Florida Villa in Prime Location

Our large Florida home is situated in a highly sought after private development 6 miles from Disney World, within easy reach of main highways to either coast and major international airports. There are golf courses, countryside and shops all close by. Besides having exclusive use of this private villa, guests can also access free of charge community resort facilities all within a 5 minute walk if desired. These include tennis and volleyball courts, gym room and swimming pool with fountain. The clubhouse has a large screen TV, computer and wireless internet connection for laptops. A games room has pool and air hockey tables.

Payment Policy: All rates are in UK Pounds
Payment is accepted in pounds or dollars. Dollars will be calculated according to current exchange rate. Deposit and Payment Balance A deposit of 25% of the rental cost must accompany the booking. The balance of payment must be received at least 8 weeks prior to the commencement of the holiday. Full payment must accompany the booking if there is less than 8 weeks to the start of the rental. We reserve the right to cancel the booking if payments are not received by the due date; cancellation charges will apply as explained in section 5. Refundable Security Deposit A £150 refundable security deposit is required at the time of payment. This is required to cover the cost of any breakages or excess cleaning requirements. A charge of £10 is made for any unreturned keys.

Cancellation Policy: General The hiring contract is between the hirer and the owner of the property for which the booking is made and incorporates the conditions set out below. Authority to sign The person who signs the Booking Form certifies that they are authorised to agree to the Booking Conditions on behalf of all persons included on the Booking Form. The signatory must be a member of the party occupying the property and must be 21 years or over. Cancellation a) Written confirmation must be given by the authorised signatory in order to cancel you’re booking. The cancellation date will be the date written notice is received. Cancellation by you will result in you being liable for the following charges. • Period before start of rental within which cancellation 56+ days 29-55 days within 28 days notice is received. • Amount of cancellation fee Loss of 50% 100% (shown as % of total cost) deposit b) In circumstances beyond our control, we reserve the right to cancel you’re booking. In such circumstances we will do our utmost to find you alternative accommodation or refund your money in full. No compensation will be made due to cancellation, due to war, natural disasters, threats of riots, fire and adverse weather conditions or acts of god.

Rules: Hirer’s Obligation The hirer agrees to pay for any breakages, losses or damage to the property. Party Size Every one occupying the property must be listed on the booking form, this includes small children. This is Florida State Law and must be adhered to. The property is fully licenced for short term rental in Florida. The owners reserve the right to refuse admittance if this is not met. Failure to comply will render the booking void. Disclaimer Visitors should note that the owners are not responsible for any loss, accident or mishap to persons or property while on the premises or whilst engaged in any activity therein, or from illness arising from any cause whatsoever. Owners cannot guarantee pool heat if ambient temperature drops to 55 degrees F or below. Pool heating if required will be paid for the total rental period. Smoking For the safety and comfort of all guests smoking is not permitted within this property. No animals allowed
