Payment Policy: Rates are quoted in US Dollar. The rental charge is for up to 8 guests in a 3BD condo. Please email or call me first to check that your desired dates are available. You will be sent a booking form which should be completed and returned by mail or fax together with your deposit. If booking is less than 6 weeks before your arrival then full payment must be sent with the booking form. Any balance is due 4 weeks prior to arrival. No reminder will be sent when the balance is due. Your reservation will be confirmed upon receipt of the signed booking form and after your deposit has cleared the bank. The signing of the booking form confirms acceptance of the Terms and Conditions by all persons occupying the property. Security deposit credit card info must be provided on the rental agreement, we need this info on file in case of damage, lost or broken items in the unit.

Cancellation Policy: In the event of unforeseen circumstances, cancellation must be notified in writing by the party leader whose name appears on the booking form. Cancellation will incur the following charges: 90 days or more out from your arrival date – Deposit is Fully Refunded minus $100 processing fee Within 90 days of your arrival – Deposit is Non-Refundable If full cancellation is within 30 days of arrival– 50 % of rental is returned to guest. If you cancel individual dates within 30 days of arrival – no refund is given. If the balance of payment is not received within one month prior to arrival, the owners reserve the right to cancel the booking without any refund. No refunds for early departure.

Rules: The rental charge is for up to 8 guests in a 3BD condo. Sorry no pets and no smoking allowed. The charge includes electricity, water, air conditioning, refuse collection, cable TV service, local telephone calls, and the use of linens and towels. The rental charge also includes all Florida taxes (12.5%). A thorough cleaning of the property will be carried out before and after occupancy. Rentals will incur a cleaning charge. It is expected that you will leave the property in a reasonably clean and orderly condition. Excessive dirt or work for the cleaning team will result in a charge to you.
