Cancellation Policy: Damage/Security When making your reservation a valid credit card will be kept on file as damage security. Additional charges will not be processed provided the following provisions are met. 1. No damage is done to house or it's contents, beyond normal wear and tear. 2. No charges are incurred due to contraband, pets, or collection of rents or services. 3. All debris, rubbish and discards are placed in refuse containers outside 8am-10am. 4. Soiled dishes are placed in the dishwasher. 5. Linens are stripped from the bed and placed in a pile by the bedside. 6. No linens are lost or damaged. 7. No smoking in home. 8. All keys are returned and the top lock is locked. 9. All charges accrued during the stay are paid prior to departure

Rules: 1. Check-in time is 3 pm and check-out is at 11 am CST. 2. Smoking is allowed outside, but not allowed inside any house. 3. Pets are permitted, but must be leashed at all times. Pet owners are responsible for cleaning all refuse. 4. We will not rent to vacationing students or singles under 25, unless accompanied by an adult. 5. A valid credit card will be kept on file as damage security. RENTAL BALANCE is due thirty (30) days before your arrival date. Cancellations- A 30 day notice is required for cancellation. If made prior to 30 days will incur no penalty. Early departure doesn't warrant refund. 6. The maximum number of guests per house is limited to that number. 7. Inclusive Fees- Amenity fees are included in the rental rate. 9. No Daily Maid Service- Linens are provided in the house. 10. Falsified Reservations- Any reservation obtained under false pretense will be subject to forfeiture of deposit and/or rental money, and the party will not be permitted to stay. 12. Written exceptions- Any exceptions must be approved in writing. 13. Parking- Vehicles are to be parked in designated parking areas only. 15. Water Slide and Water Trampoline- The water slide must be used properly to avoid injury. Life jackets must be worn by children under 8 and unsure swimmers. 16. Swimming Pool- The swimming pool does not have a lifeguard. Swimmers under 14 must be accompanied by an adult at all times. 17. Storm Policy- No refunds will be given for storms. 18. Guests- There will be no more than 4 visitors permitted on site for each home. 19. Grills- Gas grills are provided at each home.Use caution and don't place grills close to the exterior siding. 20. Risk & Liability-All of the houses are privately owned; the owners are not responsible for any accidents,injuries, or illnesses that occur while on the premises or its facilities or the loss of personal belongings or valuables of the guest.
